Roland Park Assisted Living &
Memory Care Community
Building Type: Assisted Living Apartments
Location: Baltimore, Maryland
This project is a 3-story assisted living facility with living units, a large scale commercial kitchen and multi-level dining facilities in 55,000 square feet. The coordination of concrete, steel and framing was intricate and a last minute change in design added to the challenge to redesign and construction. The intricate roof design is not appreciated unless up on the roof. Pitched ceilings, flat ceilings with roof top units and drainage within the building envelope all combined to create a complex structure designed and built within the most extreme weather conditions in the history of Maryland.
Hackerman-Patz House
at St. Joseph's Medical Center
Building Type: Guest Apartments
Location: Towson, Maryland
This project currently under construction is a 2-story guest apartment facility on the St. Joseph's Medical Center campus. This structure has a large number of intricate angles for framing as well as an exciting use of glass and roof lines to create an interesting visual statement in 12,4500 square feet. The extremely tight site conditions and limited access were issues that were overcome by preconstruction meetings and continuous communication and coordination with all parties.
Avondell 2
Building Type: Senior Apartments
Location: Bel Air, Maryland
A continuation of Avondell Phase 1, this addition and Pool House had a degree of difficulty that is not readily apparent. The connection to the original structure required quite a bit of renovation to existing areas when attaching the sections together. Maintaining the same construction technique was essential to ensure the uniformity of exterior look from one section to the other. Unique materials and applications are not a problem. This project had a Pool House Structure that incorporated heavy timber wood trusses and 3x6 T&G roof decking sourced from the West Coast as well a specialized custom made galvanized hangers.
Towson Promenade
Building Type: Garden Apartments
Location: Towson, Maryland
This project features 356 units in 395,000 square feet. This project was by far the most complicated garden apartment project we have ever framed. The building footprint is 4.1 acres on a 4.2 acre site. The buildings have 3 different slab and roof elevations. The site is tight and there are 3 courtyards located inside the framed structure. Project featured juliette balconies, Hurri bolt hold-down system, and red-iron steel to wood connections.
Twinbrook Station
Building Type: Apartments
Location: Rockville, Maryland
This project included a pair of 4-story apartment structures framed on slab and over pedestal concrete retail and amenity areas. The project totaled 311,000 square feet and 279 total units. Twinbrook Station is being framed in Rockville, Maryland in a very constricted area. The project has a mix of flat and conventional roofs with integral loft units.
Frostburg State University
Building Type: Student Housing
Location: Frostburg, Maryland
This 4-story building encompassing 145,000 square feet of student housing facilities was framed in severe weather and heavy snow conditions for the total framing duration.
The Quarter
Building Type: Apartments and Condominiums
Location: Towson, Maryland
This project included a pair of 4-story condominium structures framed over a pedestal concrete parking garage and a 4/5-story apartment building framed around a parking structure 'Texas donut' style. The project totaled 571,000 square feet and 480 total units. Project was framed in the heart of downtown Towson in a very constricted area. Project used a Hurri-Bolt tie down system for shear load.
Dover Air Force Base
Building Type: Military Housing
Location: Dover, Delaware
This project which included 770 housing units in 306 buildings encompassing 1,600,000 million square feet of military housing was framed in a two and half year time period with 0 injuries to any of our workers. Project requirements included Davis-Bacon payroll reports, E-verification for all workers.
Estates at Princeton Junction
Building Type: Apartments
Location: Princeton, New Jersey
This project consisted of 7 buildings, 600 apartment units encompassing 699,000 square feet of living area. The buildings featured loft units on the top level, post tensioned slab on grade foundations. Project was framed under a rigorous local inspection process that extended the framing duration but the rough framing was completed in 18 months.
Keesler Air Force Base
Building Type: Military Housing
Location: Biloxi, Mississippi
This Silver Leeds project is currently under construction. The project consists of 1,028 units encompassing 2,429,000 square feet of framed area of military base housing. The project is using pre-fabricated wall panels, Quick-tie holdown system. Buildings are designed to withstand 140 mph wind load.
Heritage Hunt
Building Type: Apartments
Location: Gainesville, Virginia
This 4-story apartment building targeted at 55 and older adults was one of the largest single roofs over one buildings we have ever framed at 294,000.00 total project square feet. Project featured a large variety of unit types, exterior decks and several trellis, pergola and garage structures.
Pheasant Run
Building Type: Apartments
Location: Martinsburg, West Virginia
This project consisted of 147 units in 12 buildings encompassing 210,000 square feet. Floor system consisted of a heavy glulam timber frame with I joist floors. Project required a West Virginia contractor's license requirement, which Modu Tech obtained and still maintains.
Regatta Bay
Building Type: Apartments
Location: Annapolis, Maryland
The first phase consisted of 290 apartments in 4 large buildings encompassing 335,000 square feet. Phase 2 was 312 units and 375,000 square feet. Project featured some complex roof framing: Loft units with a combination of I joists, glulam and roof trusses were the structural framing products.
Dogue Creek at Fort Belvoir
Building Type: Military Housing
Location: Fort Belvoir, Virginia
This project was an extensive carpentry renovation to 147 existing units on base. Each unit was enlarged by 50%. Project required extensive replacement of walls due to termite damage and very close attention to change order management.
